A prospecting agent that personalizes every cold email and chases the replies
Expired and absentee owners, worked one at a time: each email written from the property’s own details, sent on a stagger, the warm sellers flagged.
Drop in a list of expired listings or absentee owners, and it writes each email off the property's own details, sends on a stagger, and tells you which sellers are warm.
Where the deals leak: the list sits in a spreadsheet and nobody touches it
You buy a list of 600 expired listings. You send 30 of the same template, get one tepid reply, and the tab gets buried under three CMAs and a closing. Three weeks later the list is stale and you paid for nothing. The work was never the writing — it was doing it 600 times, each one different enough to not read like a mailer.
Hand the sheet to the agent. It reads each row — address, days on market, last list price, owner name — and writes an email that references that specific property, not a merge field. "Saw 14 Larkspur came off the market in April after 90 days" lands differently than "Dear Homeowner." Then it sends them out spaced across the day so your domain doesn't get flagged, and it watches the inbox.
What it actually does with a list:
- Pulls each lead from your Google Sheet and drafts a per-row email from the property details, not a template
- Stages the send across hours — up to ~100/day — so you stay under spam thresholds and out of the promotions tab
- Triages every reply: a "not interested" gets logged, a "what's it worth?" gets flagged to you within the hour
- Logs the warm ones to the CRM with the thread attached, so you walk into the call already knowing the history
- Runs a follow-up touch on the no-replies after a few days, again written off the property, not a copy-paste bump
It does not pretend to be you on the phone and it does not auto-promise a price. It writes, sends, sorts, and surfaces — you make the call on who's worth a listing presentation.

Frequently asked questions
Where does it get the lead data?
From a Google Sheet you share with it. One row per owner. Whatever columns you have — address, owner name, days on market, last list price, phone — it uses to personalize. A bare list of addresses works too; it just has less to reference.
Will my domain get flagged for spam?
It paces sends across the day rather than firing all at once, and caps the daily volume around 100. That stagger plus genuinely different copy per email is what keeps you out of the promotions tab. It's still on you to use a sending address you don't mind warming up.
Does it cold-call or text the leads?
No. It works email only — it reads, drafts, sends, and triages replies. It can't dial a phone or send SMS, and it won't pretend to. For sellers who reply and want a call, it hands you the warm contact with the thread.
Can I check the emails before they go out?
Yes. It drafts the first batch for you to read and adjust the voice. Once you've approved the tone you can let it send automatically, or keep it in draft-and-review mode where you click send on each — your call.
What happens when someone replies 'not interested' or 'remove me'?
It logs the opt-out, suppresses that lead from any future follow-ups, and doesn't bother you with it. An objection like 'I'm waiting for spring' gets a drafted reply it holds for your review instead of guessing.
How much does it cost?
$49/month or $490/year — cancel anytime. Setup runs about four minutes — share a sheet, approve the voice, set the daily cap. It's in public beta.
